How It Works

Three steps.
Any property.

No listing required. Just find the land you want and put your inquiry directly in the owner's mailbox.

01 · FIND

Search any parcel

Create a free account and browse the public-data parcel map. Filter by acreage, price, availability, or activity. Washington first, expanding nationwide.

02 · INQUIRE

Drop it in the mailbox

Send a purchase offer, lease inquiry, or business proposal directly to any owner — even if their property isn't for sale.

03 · CONNECT

Connect directly

Owners respond through their dashboard. From there, everything happens directly between you — with general-information resources and, coming soon, optional introductions to licensed professionals.

The Mailbox System

Every property
has a status.

Four signals. Every property has one, and anyone can inquire on any of them.

Open to offers

Owner has claimed the property and raised the flag — open to purchase, lease, or use inquiries.

● Open to Offers

Inquiries waiting

People have inquired but the owner hasn't claimed the property yet. Inquiries wait in the mailbox until they do.

● Inquiries Waiting

Under lease

Owner has marked the property as leased through a set date. Inquiries are still accepted so you can get in line.

● Under Lease

Mailbox closed

Owner has lowered the flag and paused new inquiries. You'll see it before you write anything.

● Not Accepting
The Live Map

This is the actual product — Washington parcels with the layers you need to size a property up before you reach out.

FILTERS

Filter by price, acreage, availability, and the activity you have in mind — hunting, grazing, solar, storage, events, and more.

Land Use

Say exactly what
you have in mind.

Every inquiry carries a type — purchase, lease, day use, or business — and an activity, so the owner knows what you're asking before they open it. Owners choose which uses they're open to.

Owner Protection

Your land,
protected.

Every deal on Inquire Lands is built with safeguards for the landowner. Here's how we keep you covered.

Written risk acknowledgment

General-information waiver forms are planned as part of the template library, so risk acknowledgment for day-use access can be put in writing before anyone sets foot on your land.

Planned

Proof-of-insurance options

We're exploring partnerships with short-term land-use insurers so owners can require proof of insurance for high-risk activities like hunting, ATV riding, or events.

Planned

Template library

A library of general-information LOI and lease templates — grazing, hunting, events, storage, energy — is in development and will be reviewed by a licensed Washington attorney before release. Templates are general information, not legal advice.

Planned

Identity verification

Identity verification for renters is on the roadmap for day-use bookings, with optional additional screening for long-term or high-value arrangements.

Planned

You control the money

Inquire Lands never holds or transfers funds. Payment terms are agreed directly between you and the other party, and purchases close through licensed escrow or title companies you choose — never through us.

✓ Always

Professional introductions

We're building a referral network of licensed Washington brokers and real estate attorneys. Inquire Lands makes the introduction only — and may receive a disclosed referral fee — while the licensed professional handles everything from there.

Coming soon
Inquire Lands is not a real estate broker or agent and is not licensed under Chapter 18.85 RCW. We do not represent any party, do not negotiate transactions, do not prepare or review documents, and do not hold funds. All discussions and agreements occur directly between users, and you are responsible for your own due diligence and legal advice. Features marked planned or coming soon are in development and may change as legal requirements are confirmed.

How Owners Get Notified

They'll know
someone wants
their land.

Inquiries never get lost. Claimed owners hear about them immediately; unclaimed parcels hold them until the owner shows up.

1
Buyer sends an inquiry
The inquiry goes into the owner's mailbox — even if they haven't claimed their property yet. The mailbox icon on the map fills up and starts overflowing.
2
We notify the owner
If the owner has claimed the property, they get an email the moment it lands. If not, the inquiry waits in the parcel's mailbox, the count shows on the map, and anyone — including you — can send the owner the parcel link.
3
They sign up to read them
The free tier shows the inquiry count but not the contents. Curiosity does the rest. Owners upgrade to Pro to read who's interested and what they're proposing.
4
You take it from there
Owner and buyer connect, then take it from there — negotiation, documents, and closing all happen directly between the two of you, off-platform and on your terms.

Our Story

Built out of
frustration.

"I found the perfect piece of land to lease for my business — 12 acres, right location, great access. The owner wasn't selling. My only option was to have a realtor write a physical letter and mail it."
Three weeks later, no reply. The land sat empty. The owner never knew what I was willing to pay. I started asking around and realized this happened to everyone — buyers, hunters, farmers, business owners. The tools just didn't exist.

So I built them. Inquire Lands is the direct line between people who want land and people who own it — without the gatekeepers, without the letters, and without the waiting.

Direct access, always
No cold knocks. No physical letters. Every property owner is reachable — on their terms.
Owner-first protection
Landowners control everything — what they're open to, who can contact them, and how deals get closed. No surprises.
Built on public data
Every parcel on the platform comes from public county records — the same data that's always been available, just never made useful.
Legally honest
We're building this right — attorney review before templates and referrals launch, state-by-state compliance, and honest labels on what's live versus in development.

Simple pricing.
No surprises.

Browsing, claiming, and your first inquiry are free. Pro unlocks the full conversation — for owners and inquirers alike.

Day passes & micro-rentals are coming soon. Any pricing for those tools will be announced — and clearly disclosed — before they launch.

FAQ

Common questions.

Pick your side — we've got answers for both.

Is my land listed publicly without my permission?
No. Your parcel appears on the map using public county records that are already publicly available — but your personal details are never shown. You control everything, including whether your mailbox is open or closed.
What if someone gets hurt on my land?
You control who accesses your land, and any agreement should put risk acknowledgment in writing. Our planned template library will include general-information waiver and lease forms (general information, not legal advice). We strongly recommend consulting your own attorney and insurance provider before granting anyone access.
How do I get paid?
Directly — between you and the other party. Inquire Lands never holds or transfers funds and takes no fee from any deal between users. Purchases typically close through a licensed escrow or title company; lease payment terms are whatever the two of you agree in writing.
Can I block certain types of inquiries?
Yes. You set exactly what you're open to — purchase, lease, day use, business — and can close your mailbox any time. You're never obligated to respond to anyone.
What states does this work in?
We’re live in Washington. You can send an inquiry to a parcel anywhere in the US, and owner-side tools open up state by state as we confirm local legal requirements. If a feature isn’t available in your state yet, you’ll see it clearly marked.
What happens if I don't sign up but people inquire about my land?
Inquiries wait in your parcel's mailbox and the count is visible on the map. We don't currently mail unclaimed owners — but anyone can send you the parcel link, and claiming your property is free. Signing up is the only way to find out who's asking.
